About 2 years ago we had 3 of these devices installed by a reputable chimney contractor. Twice now -- 2 different devices -- I have had the cable disconnect and fall down into the hearth while I was in the process of closing the damper. In addition to having difficulty with one of the caps easily opening, one of those same caps that didn't open easily (had to unhook and wait for it to eventually open), one of the lock-tops stuck in an open position and supposedly something had broken in the device. The contractor tells me that I may have pulled to hard when trying to open or close the device. In order to lock it closed using the bracket, considerable force is necessary.
Are the other types of dampers/caps better or less likely to have these problems? Are these problems common?
Oh, the other thing is that the contractor said that these dampers are not designed to be open when large accumulations of snow have placed weight on the top. He suggested that when it snows that I periodically open each damper during the snowstorm. Well, I just did that during the last big storm and these problems continued. Very frustrated and would love anyone's advice.
